Historically, the ratio of the number of homes sold in a month to the total number of listed homes determines whether the market is a buyers' or sellers' market. As of 6/8/2008 there are 299 homes on the market and the ratio is 0.06. Sales had decreased significantly in the winter months, but are now increasing.
